Posted on Oct 13th, 2019The influx of younger homeowners with families continues to improve the general "spirit" of our neighboorhood. There are many houses decorated for the occasion already. Though our large lots, dark streets and lack of sidewalks don't provide the ideal environment for trick or treating, more residents are driving cars or taking to the streets in golf carts to target houses that are lit up for the occasion. The "Next Door" website provides a great way to let neighbors know that you will be participating in Halloween. They allow you to place a "candy corn" on your home, on a map of Oak Ridge. This lets neighbors use the map on their smartphones and quickly target houses that will be giving out candy vs. random walks up long driveways, met by disappointment when no one responds. New HOA Officers Appointed
Posted on May 17th, 2018The Oak Ridge Board of Directors has appointed new Officers for the 2018-2020 term. Per members request, a bylaws revision was also approved to allow proxy votes to be cast in future BOD elections.
A Productive Oak Ridge HOA Annual Members Meeting

The 2018 Board of Directors appreciates the continued support and look forward to serving you ! As expected, the proposal for major revisions to the Bylaws this year drew many well deserved questions. After responding to several concerns and reviewing situations where the proposed changes would have let BOD serve members cheaper/faster, we received motions for a vote to approve. And the vote carried, almost unanimously. The new Board of Directors look forward to serving you and buliding even more momentum this year !

No Change to Middle & High School Boundaries for Oak Ridge
Many thanks to all HOA members and residents who turned out in force to show support and voice opinions at the school board meetings. The vote is final for 2017-2018 school year and Oak Ridge will remain in the JW Mitchell High School / Seven Springs Middle School districts. Please Stay Alert During the Holiday Season
Oak Ridge residents in all three phases have recently been visited by an organized group of aggresive solicitors who are known to operate in several states.
They sell a legitimate product, but ask for access to demonstrate in-home...which is a huge red flag.Please use the season as a reason to talk to your neighbors and look out for each other.

This is my final year as the President of the association. The change will come about in 2016 as I wind up my final year of 2015. I truely hope you have seen the positive
changes the Executives and Directors have accomlished for you, the Oak Ridge home owner Your choice for the next Oak Ridge HOA President will be yours to make. Choose wisely and do NOT take this decision lightly. The executives that run the organization can range from laid back to over zealous with different levels of effectiveness for the Oak Ridge Parcel owners. The remaining 5 months of my term, I'll do my best to keep you in the loop on the actions of the Nominations and Elections Committee (N&E), which is responsible for building the slate of canidates for the position of President, Vice President, Treasurer and Secretary. As is always the case, the N&E committee chair seeks nominations for those four positions. While other personal responsiblities call my attention and do not permit me to take an active role, I will always be available for consul.

Watershed Management Plan Data Collection - Anclote River West Watershed
The Southwest Florida Water Management District (SWFWMD) with the cooperation of Pasco County is developing a Watershed Manage Plan in the area that includes Oak Ridge Subdivision.
The Consultants are collecting field data and other information. The Association received this letter ,
with the attached page two, to be [voluntarily] completed by residents and returned to SWFWMD. This is opportunity to convey to the most advantageous authorities that have responsibility for storm water handling.

Pasco County Stormwater Project
The Association sent a certified letter to the Pasco Stormwater project manager, Cindy Jolly, following a February 21, 2014 meeting to discuss the
Trinty Oak and 1000 Oak projects in those upstream subdivisions and the impact to Oak Ridge Residents. Doug Lines accomplish a considerable amount of work on this effort to help understand what the project's
were attempting to accomplish the impact on our area. The letter helps to alay concerns. Interesting in my analysis of
plan, Southwest Florida Water Management District would not approve the Pasco permit without
considerable concern about down stream effect. SWMD had ours (and others downstream) interest at heart.

Stormwater Rising
The Pasco County stormwater department has a plan, and a creek near your is involved. The parcel owners
living on Copperfiled, Ridgetop and Millstone, in the proximity of Duck Slough, pay particular attention. There is a summary of the estimated impact to Oak Ridge residents in the
December 2013 Oak Ridge Homeowners Association news letter.
Paving Update
Congratulations Bob Y., for a job well done. Bob was the petitioner for the repaving of the Morning Sun Ct. repaving. Bob's persistence, and bigger and bigger pot holes, finally convinced the parcel owners
that the repaving benefit was worth the cost. All of the roads in Oak Ridge, except Atwell, Catalpa and Meadowood, are now repaved. If a parcel owner on each of the three remaining roads would be
interested in becoming a petitioner, please contact the President of the HOA via email at: President@myorha.org for information and assistence.
Flood Insurance Could Skyrocket
If you watched the local news this evening, Wednesday July 31, 2013, you may have watched the following
report.
But starting October 1st, a home with a first-floor living space four feet above the 100-year flood plane would enjoy a new rate of $553, while a home four feet below the 100-year flood plane would pay $10,723 a year. This information, first reported to you in the June Oak Ridge News letter in the article titled; Get a FIRM grip, you may not like what’s coming”
The insurance rate change is being driven by the revised FEMA F.I.R.M (Flood
Insurance Rate Map) and those maps reflect a revision to the BASE FLOOD
ELEVATION in many areas. This change
is for all areas, not just beach front or island real estate as is implied in
the news
report.
You have access to the preliminary FIRM maps and may be able to conclude a potential change in your insurance premium. You may also want to seek a LOMA (Letter of Map Amendment) with FEMA using elevation data you acquire from an elevation survey.
Preliminary FIRM maps If you are not located in one of the above maps, you can find the specific map panel for your parcel in Oak Ridge, using this index map Here are all of the preliminary FIRM map panels, by number. Choose the panel number that you’ve located from the index map.Where I’m located, my base flood elevation is currently 15 ft. and my living space is at 18ft (I had to pay for an elevation survey to determine my elevation and I have filed and successfully current flood premium is $500. The best I can tell my area did not change so I do not expect a premium increase in October. As pointed out in the report, at some point, a high flood insurance premium will result in your property becoming unsellable.
You will need to have FIRM grip
FEMA is publishing new Digitized Flood Information Maps (DFIRM) and with those new maps, there is the potential your
flood risk and associated insurance rate is changing. The Oak Ridge HOA
received
notification of the new DFIRM via a
letter
from the Pasco County Storm water department. Pasco County has a good
information page
to help you understand the potential impact to you and your insurance premimums
. There are 4 open house (check the letter details for dates, times and
locations) meeting to review the new DFIRM and ask questions as to the impact
the map change will have on your flood risk and associated insurance premium.
Our zip code, 34655, is scheduled for DFIRM update June of 2014.

Rising Waters
Due to tropical storm Debby and then 14 days of heavy rains related to a low pressure system in the Atlantic, we've seen higher
water since the builder broke ground in 1979. The water flows have brought new
